Negotiating Light and Space in Suburban Goregaon

In the heart of Goregaon Pahadi, a pre-1970s residential society stands at the threshold of transformation. The building was a ground floor sloping roof structure, undergoes vertical extension with increasing density in the 1980s. Once emblematic of early cooperative housing optimism, now bears the marks of time — narrow staircases, constrained terrace, and a fading sense of shared space. Under the provisions of DCPR 2034, the society’s redevelopment journey begins not merely as a structural renewal but as an act of re-accommodation — an effort to preserve community memory while adapting to new spatial and economic realities.

Our approach was deeply iterative — a process of testing, refining, and listening. Each iteration becomes a negotiation between regulation and lived experience, between efficiency and empathy.

The building footprint contracts by 25%, reclaiming ground for light and air.
 
The staircase core slims by 8%, without compromising accessibility or safety.
 
And the deficiency in open space reduces by 30%, translating not just into better environmental quality but also into a tangible premium reduction of approximately 12–15%.

Behind these numbers lies a deeper narrative — one of design as negotiation, where architectural drawing and policy framework meet on the common ground of human need. And a tenant-centric design process, where every iteration reflects feedback, consensus, and shared vision. The Matrusmruti CHSL redevelopment becomes more than a renewal of structure — it is a reimagining of community, where architecture acts as mediator between memory and modernity, density and openness, regulation and lived experience.
